Qualification
- The home must be an owner occupied, single family 1-4 unit property ( including condominium, cooperative, and manufactured home affixed to a foundation and treated as real property under state law.)
- The home must be a primary residence ( verified with tax return, credit report, and other documentation such as a utility bill.)
- Loan must be before January 1, 2009
- The home may not be investor-owned
- The home may not be vacant or comdemned
- Borrowers in bankruptcy are not automatically eliminated from consideration for a modification.
- Borrowers in active litigation regarding the mortgage loan can qualify for a modification without waiving their legal rights.
- First lien loan must have an unpaid principal balance ( prior to capitalization of arrearages) equal to or less than:
-1 Unit: $729,750
-2 Unit: $934,200
DOCUMENTATION NEEDED (for all parties including those on title)
- Copy of Mortgage Statement(s) for all mortgages on all properties
- 2 Most Recent Bank Statements (all pages for all borrowers )
- 2 Most Recent Pay Stubs (all borrowers)
- Most Recent 2 years Tax returns (all pages for all borrowers)
- Most Recent 2 years W-2 Borrower and Co-Borrower (for all jobs)
- Proof of other income (including room rent, etc, if applicable for all borrowers)
- Homeowner's Insurance
- Property Taxes
- Utility Bills/Credit Card Bills/Medical Bills/ Collections
- Documented Hardship letter
- Copies of all legal notices from your lender(s)
- Copy of Mortgage Note(s) for subject property
- Proof of Rental income (if applicable)
- Profit and Loss for Self‐employed borrowers
A REFUNDABLE RESEARCH & ANALYSIS FEE in the amount of $2895.00, which is refundable if we do not succeed in obtaining a modification proposal from any lender holding a Deed of Trust on your property,
for the Loan Assistance Program as payment for the Services. Acceptable methods of payment are Discover,
Visa, Master Card, American Express, Personal Check, Cashier's Check, or Money Order.
